Floor plans

The approved layout, level by level

Unit specs now confirmed from FEO's own factsheet (D1, 4-Bed Premium, 1,744 sqft) — but the actual floor-plan image file is not yet on file here. If pulled from the factsheet for public use, the page must be cropped to remove the printed 'Unit: to ' header row first (fleet rule: never publish a floor plan showing the unit number/range).

A few questions worth asking

Here's the data. The conclusion is yours.

Project psf since launch
S$3,005 psf (launch) → S$3,176 psf (latest quarter)

Amber House's own project-wide median psf has moved from S$3,005 in the Jun–Aug 2025 launch quarter to S$3,176 in the Jun–Aug 2026 quarter (URA caveats). Historical movement only — not a projection of future price.

URA's decentralised commercial hub on the Paya Lebar MRT interchange (East-West + Circle lines). Paya Lebar Quarter already delivers ~1m sqft of Grade-A offices (PLQ's ~10,000 office workers), a ~340,000 sqft mall with 300+ shops and 429 homes — a ~22,000-strong working catchment within a 7-min walk. Longer term, Paya Lebar Airbase relocates from the 2030s, freeing ~800ha for a new town of ~150,000 homes and lifting building-height limits across the east.

How to read this. The line in the middle is the Singapore average, set to 100. A bar to the right means more of that age group live in this area than the national share (idx 113 means 13% more); a bar to the left means fewer (idx 78 means 22% fewer). The percentage is that group's share of local residents. Residents are not the same as the people who would visit or work here, and the figures are from Census 2020.

Income here runs above the Singapore average — what does that change about the price point this catchment supports?

Straight talk

Objections, turned around

The real number, what it means here, and the question it leaves you with.

"What if this becomes my 2nd property later?"
A Singapore Citizen's 2nd residential property at this price pays S$1,197,180 in ABSD (IRAS rates as of 2026-10-21).
Does that change when you'd want to buy again?
Straight answers

The questions buyers actually ask

Including the trade-offs — buy with eyes open.
The 4-Bed costs less per sqft than the 2-Bed. What's the catch?
There isn't a hidden catch in the psf itself; it is the developer's list price. The trade-off is the total quantum: S$5,985,900 is a bigger single cheque than a smaller unit, even though each square foot costs less. It suits a buyer who can commit the larger sum and wants more space for the money.
Why is the 4-Bed cheaper per sqft than the small units?
Smaller, lower-quantum units usually sell first in a launch because more buyers can afford them, so developers price them higher per square foot. Larger units carry a lower rate per square foot to suit the smaller pool of buyers who can take the bigger commitment.
Which unit types are still available, and at what price?
From FEO's list prices (Oct 2026): 2-Bedroom 635 sqft (high floor) from S$2,308,000 (S$3,635-3,734 psf); 3-Bedroom 980 sqft from S$3,388,300 (S$3,457 psf); 3-Bedroom+Study 1,216 sqft from S$4,094,200 (S$3,367 psf); 4-Bedroom Premium 1,744 sqft from S$5,985,900 (S$3,432 psf). The 732-753 sqft 2-Bed+Study and the 1,238 sqft 3-Bed Premium are sold out. Ask Andrea for the full price list.
It's Building-Under-Construction until 2032 — isn't that a long wait?
Yes, honestly — legal completion is 31 December 2032, roughly six years out. In exchange, the progressive payment plan means the cash outlay is staged across construction milestones rather than paid in full at completion, which is a smaller cheque today than an equivalent completed resale purchase. Whether that trade-off suits you depends on your cash-flow timeline — ask Andrea to walk through the exact staged schedule. The standard schedule for an uncompleted private home: 5% at booking, 15% at signing the S&P, about 45% in stages during construction, 25% at TOP, 15% at legal completion (Housing Developers Rules; confirm against your S&P).
How far is the MRT, really?
Tanjong Katong MRT (TE25) is about 400m, a 5-minute walk; Marine Parade MRT (TE26) is about 628m, roughly 7 minutes (OneMap walking routes, 22 Oct 2026), both on the Thomson-East Coast Line. Treat walk times as indicative.
How does this compare to Amber Park next door?
Amber Park is an established freehold resale project in the same Amber Road enclave; its resale transactions over the past 24 months range roughly S$2,890–3,070 psf. Amber House, as a new freehold launch, is pricing at a premium to that resale band — which is the normal, expected pattern for a new launch versus resale in the same pocket, not a discrepancy.
Is this Andrea's own listing?
This is a co-broke/tagger listing sourced via a colleague's portal. Andrea can still represent your interests on a viewing and the paperwork — reach out to confirm current availability, as new-launch pricing and unit status change as the campaign progresses.

Straight answers — the trade-offs are real and priced in.
