Basement Shop Rent and Break-even Checker

Key in the unit you are thinking of renting. See the monthly sales you need to break even. See the cash you need before you open. See which approvals to check before you sign the lease. Get the questions to ask the landlord's agent. Rules as at 8 Oct 2026.

Everything runs on this page, in your browser. Nothing you type is sent or saved anywhere unless you tap the WhatsApp button at the bottom. This tool teaches the basics. It has no information about any owner or building.

What a lease viewing does not tell you

Five things to settle before you pay a deposit
  • The approved use may not be your use. A unit can be fine for retail and not for a kitchen or a clinic. Get the approved use in writing and check the official page for your trade.
  • Approvals come before the lease, not after. The food shop licence checklist asks for the signed and stamped tenancy agreement. It also says to get planning permission first. Do this before you sign and before you spend on renovation.
  • Rent is not the only cost. Service charge, GST, the deposit and the fit-out decide how much cash you need on day one.
  • A fit-out is only earned back over time. If the lease is shorter than the payback, you leave without your money back.
  • A basement has limits. Ask where exhaust, grease and drains can run, and what the building allows for noise and hours.

Want me to look at a unit with you?

Send me the building name and the unit size. I will send you my notes on what to check for that location before you sign. Keyword: BASEMENT.

Tapping the button opens WhatsApp with only these two fields and the word BASEMENT. Nothing is sent until you press send there.

Words used here, in plain terms
  • Break-even: the monthly sales where you pay every cost and make no profit and no loss.
  • Gross margin: the share of each sales dollar left after the cost of what you sold.
  • Service charge: a monthly charge on top of rent for the building's common areas and services.
  • Fit-out: the renovation and equipment you pay for to make the unit ready to trade.
  • GST: the 9% goods and services tax; a GST-registered business can usually claim it back as input tax.
  • Reinstatement: putting the unit back to the condition you received it when the lease ends.
  • Security deposit: money the landlord holds against damage or unpaid rent, usually returned at the end.
Sources and the date each rule was checked

This is general information only. It is not tax, legal, money or investment advice. The rules and numbers come from the official pages listed above, checked on the dates shown. They can change. The results are a guide. The authorities, your bank and your lawyer have the final say. If a page does not say, or your facts are not clear, the tool says "ask". It does not guess. How I explain things is my own opinion. Nothing here predicts prices or rents.

Verify me: search 9693 7787 on the CEA Public Register. If an advert for this property shows a different number, it is not me.
